Job: Preconstruction Manager

I am currently seeking a Preconstruction Manager for a Louisiana-based General Contractor to manage all aspects of preconstruction prior to and leading to physical construction. Required to interface with Estimating, Business Development and Project Management to provide comprehensive solutions for pricing, design, value analysis, contracting and preconstruction activity scheduling. Ensure set up of project is performed consistent with company policies and philosophies; responsible for work acquisition that is aligned with corporate strategy; promote and seize opportunities to increase revenue.  Communicate/Present with project owner as requested.

Primary market focus is healthcare, federal, hospitality, educational, convention, office and tenant improvement.

Specific Responsibilities Include:

•  Set and track Goals for both each project and the Pre-Con Department
•  Work within risk, profitability and other parameters including customer care.
•  Possess the following knowledge of local and state building codes and any other authority having jurisdiction.
•  Possess knowledge of design process (Architectural, Structural & MEP).
•  Understand duties of different types of projects (Design-Assist, Design/Build, CM, etc.)
•  Conduct Feasibility and Constructability Reviews and various analyses.
•  Procurement Strategy Development
•  Identify and Analyze Potential Cost Savings Options
•  Facilitate the Transition from Preconstruction into the Construction Phase
•  Maintain a respected and professional relationship with all employees, owners, designers and subcontractors.

Requirements:

The ideal candidate should have a minimum 4 year degree in Construction Management, Engineering or Architecture with 10+ years of successful work experience and some background in preconstruction services.  (A 4 year degree in another area can be substituted, but must have 10+ years of successful work experience and a minimum 5 years in preconstruction services.)

Experience in the commercial construction industry locally for projects between $25MM-$50MM.
